If you include tiles work, furniture work and painting of wall etc. then its cost may be more than 18 lakh (this cost may differ from area to area).The floor plan is for a compact 3 BHK House in a plot of 30 feet X 34 feet. This floor plan is an ideal plan if you have a North facing property. The total building area of this house plan is 1020 square feet/95 square meter/115 square gaz/3.7 Marla.

What is house plan or floor plan?
2D house plan or floor plan is a sort of diagram that shows the complete layout diagram of a property, space or house from above including location of Windows, rooms, doors, stairs and walls with measurement of walls size with width and height, room size,room name and vent or OTS area.
A 2D house plan can be a computer drawing, a sketch or blueprint.

In this blog we are going to discuss a house plan of (30×34)Sqft or (9.1×10.3)Sqm with 3 bedrooms .This blog post is only for information or knowledge purpose or you can say for an idea and I am just trying to give you an idea or clue for house plan or floor plan layout and ghar ka naksha,after all you have to take entire decision for your elegant and stylish traditional house construction. When a person builds a house. He wants that there should be no deficiency of any kind, he tries to make it perfect in all ways. No one wants there to be any kind of deficiency in his dream home.
This house plan of (30×34) 1020 sqft or 95 sqm North facing Plot consisting of one storey with 3 bedrooms,one common toilet bath,drawing room or living room, dining area, kitchen, porch and stair area.
So let's start.
Rectangular one storey floor plan with a sapcious terrace and 3 bedrooms .
The project of this house resides in a small plot area on the site and is only (30*34) sqft in size. But it has everything for family of 6-7 members who can comfortably accommodate in such a stunning and stylish traditional elegant home with well ventilation space :

Kitchen With Modular Design
When planning any house, it's important to initially decide the proper location of the kitchen, based on Vastu, south-east is the first and best choice for the kitchen and north-west is the second option. But in small plot area complete vastu is not possible at any cost. Both choices are viewed as right for the kitchen. we simply need to see which choice is better for this small floor plan .
In this house plan or floor plan, ghar ka naksha we have given kitchen in the east-south direction of this house plan. East-South direction is best from vastu point of views.
In this 1020 sq ft house plan, The size of the kitchen is 10 ft×7 ft 4 inch. On the north side of the kitchen, there is living room with convenient space. In the east out side we get open space (2'). In this kitchen we get one door and one window of medium size and we can design another Window towards south direction.
Living Area of Small House Plan
The living area or drawing area is mainly made for the guests and there are two types of guests, one who comes to the inside of the house and one who doesn't come inside of the house and due to this I think the living room or drawing room Should be at the front entrance of the house.The living room should come at the time of entering. There should never be a drawing room or hall area in the last part of the house. In this modern house we get living area after porch area. People will not be disturbed as we have given in this 2D house plan of 1020 Sqft or 3.7 Marla.
In this 30 feet by 34 feet house plan,The sizes of the living or hall area is (18'5"×13') Square feet. In this living area we get enough space to place sofa,table and TV stand etc. In this living area we get separate dining area with comfortable space. Staircase area is included in this living area or drawing room.

Toilet and Bath Area of 30×34 House
In this 30×34 Sqft house plan, there is one common toilet+bath(6'11"×5'4"). In this toilet+bath we get one window towards west direction.
Staircase with Living Space
According to vastu one thing to be considered in mind while planning the staircase is that the stairs should always rotate in the clockwise direction of the clock, its reverse is considered completely wrong according to Vastu.According to vastu stairs should always be in odd numbers like 17,19,21. The size of one stair should be something like this - the width of the stair - a minimum of 2.5', the stair riser 6" the stair depth (tread) - 11" This is a minimum standard size, you can do more or less according to the size of the plot area. In this we get L shape stair case of width 3 feet.
In this 1020 sq ft house plan, we get staircase inside the house towards east-south direction, beside kitchen area. In this small house we can place sofa and chair under staircase.
Bedrooms of Standard Size
In this 9.1 meter by 10.3 meter 3bhk one story house plan, the size of bedroom 1 is (10'×12') , bedroom 2 is (10'4"×12') and bedroom 3 is (10'4"×10').We get one window in each bedroom . We can design two windows in each bedroom.
Porch With Huge Area
In this house we get huge space for porch area. In porch area(8'×7') we can easily place one or two chairs.
In this ghar ka naksha(plan layout) we get 2' open space in East and west direction and 2' open space in South direction for proper ventilation of bedrooms,kitchen and living area.
