All of us dream a house of our own, to make the moments happily and fun with family. Why don’t we try such a beautiful small home in first place to chose today. Yeah.. We are now to check such a good home that can be built under 15 lakh with modern designs.
The estimated construction cost of this stunning house is 14 lakh.
This amount is for construction work only. If you include tiles work, wooden work(doors, windows, wardrobe ) and painting of wall, then its cost may be more than 14 lakh (this cost may differ from area to area).The floor plan is for a compact 2BHK House in a plot of 25 × 35 Square Feet. This floor plan is an ideal plan if you have a South facing property. The total building area of this house plan is 875 square feet/80.5 square meter.

In this blog we are going to discuss (25 × 35) sq ft/(7.6×10.6) sqm house plans with 2 bedrooms. This blog post is only for information or knowledge purpose or you can say for an idea and I am just trying to give you an idea or clue for house plan or floor plan layout and house plan in 2D and 3D. After all, you have to take the complete decision to build your elegant and stylish modern home. I am not trying to challenge others regarding the design of the house and any other information related to the house plan or floor plan.
When a person builds a house. He wants that there should be no deficiency of any sort, tries to make it perfect in every way. No one wants their dream home to be lacking in any way.
House plan of (25 × 35) sqft or 875 sqft South facing Plot consisting of one storey with 2 bedroom, one common and attached toilet bath, drawing room or living room, dining area, kitchen, verandah and stair area.This immensely small 875 Sq.ft. house manages to have a large open living room along with dining area.
So let's start
South facing modern one storey house plan with a spacious terrace and 2 bedroom.
The project of this house resides in a small plot area on the site and is only (25 * 35) sqft in size. But it has everything for family of 6-8 members who can comfortably accommodate in such a attractive and elegant home with well ventilation space.

Modular Kitchen Design
When planning any house, it's important to initially decide the proper location of the kitchen, based on Vastu, south-east is the best choice for the kitchen and north-west is the second option. But in small plot area it is not possible to construct house according to complete vastu. Both choices are viewed as right for the kitchen. we simply need to see which choice is better for this small floor plan .
In this floor plan, ghar ka naksha we have given kitchen in the north-east direction of this house plan. According to some people north-east direction is also best from vastu point of views.
In this 875 sq ft floor plan, The size of the kitchen is 7'7"×7'4" . Dining area is not included in kitchen area. On the west side of the kitchen, there is attached toilet and in the south we get dining area with convenient space. In this kitchen we get one door and one window of medium size .

Living Area of 25'×35' South Facing House
The living area or drawing area is mainly made for the guests and there are two types of guests, one who comes to the inside of the house and one who doesn't come inside of the house and due to this I think the living room or drawing room Should be at the front entrance of the house.The living room should come at the time of entering. There should never be a drawing room or hall area in the last part of the house. In this modern house we get living area after porch area. People will not be disturbed as we have given in this 2D house plan of 875 Sqft
In this 25ft by 35ft floor plan,The sizes of the living or hall area is (11'1"×11') Square feet. In this living area we get enough space to place sofa,table and TV stand etc. In this drawing area we get two window towards west and south direction.
Toilet and Bath Area of 25'×35' House
In this 25×35 Sqft house plan, there are one common toilet+bath(7'9"×4'4") and one attached toilet bath(4'×7'4") in bedroom 1.

Staircase of South Facing House
According to vastu one thing to be considered in mind while planning the staircase is that the stairs should always rotate in the clockwise direction of the clock, its reverse is considered completely wrong according to Vastu.According to vastu stairs should always be in odd numbers like 17,19,21. The size of one stair should be something like this - the width of the stair - a minimum of 2.5', the stair riser 6" the stair depth (tread) - 11" This is a minimum standard size, you can do more or less according to the size of the plot area. In this we get U-shape stair case of width 2.8 feet each staircase.
In 875 sqft , we get staircase (7'9"×6') inside the house towards southeast of house plan. We get this staircase beside dining area and drawing room. In this small house we can place basin and one common toilet bath under staircase.
Bedrooms of Standard Size
In this 25' × 35' 2bhk one story house plan, the size of bedroom 1 is (10'9"×11') and bedroom 2 is (10'9"×11'.) We get two and one window in bedroom 1 and bedroom 2 respectively.
Dining Area in Small House Plan
In this house plan we get perfect space for dining area(14'7"×12'). Dining room has been designed after living area and beside staircase area.
In this ghar ka naksha(plan layout) we get 1'6" open space in east,west and north direction for proper ventilation of bedrooms,kitchen,toilet bath and living area.
Overall this house really has charismatic features which can make living in it a live long pleasure for the family.
