What is house plan or floor plan?
2D house plan or floor plan is a sort of diagram that shows the layout of a property, space or house from above including location of Windows, rooms, doors, stairs and walls with measurement of walls size with width and height, room size and room name.
A 2D house plan can be a computer drawing, a sketch or blueprint.

Today we are going to discuss a house plan of (38×34)Sqft or (11.5×10.3)Sqm with 3 bedrooms.This post is only for information or knowledge purpose or you can say for an idea and I am just trying to give you an idea or clue for house plan,after all you have to take entire decision for your superb modern house construction. I am not trying to challenge others regarding house design and house plan.
This house plan of 38' by 34' 1292 sqft or 118.4 sqm east Facing Plot consisting of one storey with 3 bedrooms,three attached toilet bath, kitchen , drawing room or living room, dining area, stair area and sit out.
So let's start.
Rectangular one storey floor plan with a spacious terrace and 3 bedrooms .
The project of this house resides in a small plot area on the site and is only (38 by 34) sqft in size. But it has everything for family of 6-8 people who can comfortably accommodate in such a stunning modern house:

First on the front area we see a sit out area with better spacing. Now we moving to inside the house.

Kitchen
When planning any house, it's important to initially decide the proper location of the kitchen, based on Vastu, south-east is the first choice for the kitchen and north-west is the second option. But in small plot area complete vastu is not possible at any cost. Both choices are viewed as right for the kitchen. we simply need to see which choice is better for this house plan . In this house plan or floor plan we have given kitchen in the north direction of this house plan.
In this 1292 sq ft house plan, The size of the kitchen is 12'×9'8" ft . On the west side of the kitchen, there is bedroom 2.
On left side (south direction) of kitchen we get dining area (11'6"×14'10") with comfortable space.
Living Area or Drawing room
The living area is mainly made for the guests and there are two types of guests, one who comes to the inside of the house and one who doesn't come inside of the house and due to this I think the living room or drawing room Should be at the front entrance of the house.The living room should come at the time of entering. There should never be a living room or drawing area in the last part of the house.People will not be disturbed as we have given in this 2D house plan of 1292 Sqft.
In this 38 feet by 34 feet house plan, The sizes of the living or hall area is 12'×10'7" feet. It has one door and two windows towards east direction and north direction.
Toilet and Bath Area
In this 38×34 Sqft house plan, there are three attached toilet+bath with bedroom 1,bedroom 2 and bedroom 3.
Staircase
One thing to be considered in mind while planning the staircase is that the stairs should always rotate in the clockwise direction of the clock, its reverse is considered wrong according to Vastu.According to vastu stairs should always be in odd numbers like 17,19,21. The size of one stair should be something like this - the width of the stair - a minimum of 2.5', the stair riser 6" the stair depth (tread) - 11" This is a minimum standard size, you can do more or less according to the size of the plot area.
In this 1292 sq ft house plan, we get staircase (5'8"×11') outside the house towards west-north direction, beside bedroom 3.
Bedrooms
In this 38 by 34 feet 3bhk one story house plan, the size of bedroom 1 is (12'×11'), bedroom 2 is (12'×11')and bedroom 3 (11'6"×11') and we get attached toilet bath in all bedrooms.
Dining Room
In this floor plan we get dining hall beside living area and sit out. Measurement of this dining area is 11'6"×14'10". We get one window in this dining area towards sit out
Sit Out
In front of this house plan we get sit out(11'6"×5'6") with open space.
