The estimated construction cost of this stunning house is 20 lakh.
This amount is for construction work only. If you include tiles work, wooden work(doors, windows, wardrobe ) and painting of wall, then its cost may be more than 20 lakh (this cost may differ from area to area).The floor plan is for a compact 4BHK House in a plot of 30×35 Square Feet. This floor plan is an ideal plan if you have a North facing property. The total building area of this house plan is 1050 square feet/ 97 square meter.

Modular Kitchen Design of Small House
When planning any house, it's important to initially decide the proper location of the kitchen, based on Vastu, south-east is the best choice for the kitchen and north-west is the second option. But in small plot area it is not possible to construct house according to complete vastu. Both choices are viewed as right for the kitchen. we simply need to see which choice is better for this small floor plan.
In this house plan or floor plan, ghar ka naksha we have given kitchen in the east-south direction of this house plan.
In this 1050 sq ft floor plan, The size of the kitchen is 11'×10'. Dining area is not included in kitchen area. On the north side of the kitchen, there is living area with convenient space. In this kitchen we get one door and one window of medium size .

Living Area of 30'×35' House Plan
The living area or drawing area is mainly made for the guests and there are two types of guests, one who comes to the inside of the house and one who doesn't come inside of the house and due to this I think the living room or drawing room Should be at the front entrance of the house.The living room should come at the time of entering. There should never be a drawing room or hall area in the last part of the house. In this modern house we get living area after porch area. People will not be disturbed as we have given in this 2D house plan of 1050 Sqft.
In this 30 feet by 35 feet floor plan,The sizes of the living or hall area is 15'4"×11'. In this living area we get enough space to place sofa,table and TV stand etc. In living area we get dining area .

In this 30×35 Sqft house plan, there are two toilet+bath on ground floor and three on first floor.

Staircase of North Facing House
According to vastu one thing to be considered in mind while planning the staircase is that the stairs should always rotate in the clockwise direction of the clock, its reverse is considered completely wrong according to Vastu.According to vastu stairs should always be in odd numbers like 17,19,21. The size of one stair should be something like this - the width of the stair - a minimum of 2.5', the stair riser 6" the stair depth (tread) - 11" This is a minimum standard size, you can do more or less according to the size of the plot area. In this we get U-shape stair case of width 2.8 feet each staircase.
We get staircase in parking area and above parking area on first floor.
Overall this house really has charismatic features which can make living in it a live long pleasure for the family.
