If you include tiles work, wooden work(doors, windows, wardrobe ) and painting of wall, then its cost may be more than 14 lakh (this cost may differ from area to area).The floor plan is for a compact 2BHK in a plot of 30 feet X 40 feet. This floor plan is an ideal plan if you have a East facing property. East facing house is considered suitable according to vastu.The total building area of this house plan is 1200 square feet/111 square meter.

In this blog we are going to discuss (30×40) square feet or (9.1×12.1) sqm 2 bhk ghar ka naksha. This blog post is only for information or knowledge purpose or you can say for an idea and I am just trying to give you an idea or clue for house plan or floor plan layout and house plan in 2D and 3D. When a person builds a house. He wants that there should be no deficiency of any sort, tries to make it perfect in every way. No one wants their dream home to be lacking in any way.
This house plan of (30×40) Square feet or 1200 sqm East facing Plot consisting of one storey house with 2 bedrooms ,7 common toilet bath, one attached toilet bath,drawing room or living room, dining area, prayer room and kitchen with staircase area.

The project of this home resides in a small plot area on the site and is only (30*40) Square feet in size. But it has everything for family of 4-5 members in each flat who can comfortably accommodate in such a attractive and stylish elegant home with well ventilation space :

Kitchen With Modular Design
When planning any house, it's important to initially decide the proper location of the kitchen, based on Vastu, south-east is the best choice for the kitchen and north-west is the second option. But in small plot area it is not possible to construct house according to complete vastu. Both choices are viewed as right for the kitchen. we simply need to see which choice is better for this small floor plan .
In this ghar ka naksha we have kitchen in East-North direction of floor plan.
In this 1200 sq ft ghar ka naksha, the size of the kitchen is 13'6"'×8'. Dining area is not included in kitchen area.

Living Area of 30'×40' House Plan
The living area or drawing area is mainly made for the guests and there are two types of guests, one who comes to the inside of the house and one who doesn't come inside of the house and due to this I think the living room or drawing room Should be at the front entrance of the house.The living room should come at the time of entering. There should never be a drawing room or hall area in the last part of the house. In this modern house we get living area after porch area. People will not be disturbed as we have given in 2D house plan of 1200 Sqft
In 30 feet by 40 feet house plan,The sizes of the living or hall area is (18'×17'4"). In this living area we get enough space to place sofa,table and TV stand etc. In drawing area we can design one window towards south direction.
Bathroom Area of East Facing House
In this 30×40 Sqft house plan, there are one common toilet+bath(9'4"×4'6") and one attached toilet+bath (9'4"×4'6") in bedroom no. 2. In each toilet+bath we get one window.

Staircase of East Facing House
According to vastu one thing to be considered in mind while planning the staircase is that the stairs should always rotate in the clockwise direction of the clock, its reverse is considered completely wrong according to Vastu.According to vastu stairs should always be in odd numbers like 17,19,21. The size of one stair should be something like this - the width of the stair - a minimum of 2.5', the stair riser 6" the stair depth (tread) - 11" This is a minimum standard size, you can do more or less according to the size of the plot area. In this we get U-shape staircase of width 3'3" each staircase.
In 1200 sq ft house plan, we get staircase(8'8"×9'2") inside the house towards east-south of ghar ka naksha. We get this staircase beside living area. We can place basin and one common toilet bath under staircase.
Dining Area in East facing with Vastu
In this house plan we get perfect space for dining area(10'2"×7'). Dining rooms have been designed after living area and beside kitchen.
In this ghar ka naksha(plan layout) we get 1'6" open space in north ,south and west direction for proper ventilation of bedrooms,kitchen,toilet bath and living area.
