If you include tiles work, wooden work(doors, windows, wardrobe ) and painting of wall, then its cost may be more than 22 lakh (this cost may differ from area to area).The floor plan is for a compact  2 Flats with 2BHK  in a plot of 33 feet X 44 feet.  This floor plan is an ideal plan if you have a North facing property.  North facing house is considered suitable according to vastu.The total building area of this house plan is 1452 square feet/134 square meter.

In this blog we are going to discuss (33×44) sq ft or (10×13.4) sqm 2 Flats plans with  2 bedrooms each.  This blog post is only for information or knowledge purpose or you can say for an idea and I am just trying to give you an idea or clue for house plan or floor plan layout and house plan in 2D and 3D. After all, you have to take the complete decision to build your elegant and stylish modern home.  I am not trying to challenge others regarding the design of the house and any other information related to the house plan or floor plan.

When a person builds a house.  He wants that there should be no deficiency of any sort, tries to make it perfect in every way.  No one wants their dream home to be lacking in any way.

This house plan of (33×44) sq ft or 1452 sqft North facing Plot consisting of  one storey 2 Flats with 2 bedrooms ,one common toilet bath, drawing room or living room, dining area and  kitchen in each flat with one common stair area.

Kitchen With Modular Design

When planning any house, it's important to initially decide the proper location of the kitchen, based on Vastu, south-east is the best choice for the kitchen and north-west is the second option. But in small  plot area it is not possible to construct house according to complete vastu. Both choices are viewed as right for the kitchen. we simply need to see which choice is better for this small floor plan .

In flat no. 1 we have kitchen in East direction of floor plan and in flat no. 2 we have kitchen in North West direction of the same house plan.

In this 1452 sq ft ghar ka naksha, the size of the kitchen in flat no. 1 is 8'×8' and kitchen in flat no. 2 is 10'×7' . Dining area is not included in kitchen area.

Living Area of 33'×44' House Plan

The living area or drawing area is mainly made for the guests and there are two types of guests, one who comes to the inside of the house and one who doesn't come inside of the house and due to this I think  the living  room or drawing room Should be at the front entrance of the house.The living room should come at the time of entering. There should never be a drawing room or hall area in the last part of the house. In this  modern house we get living area after porch area. People will not be disturbed as we have given in this 2D house plan of 1452 Sqm

In 33 feet by 44 feet house plan,The sizes of the living or hall area of flat no. 1 and flat no. 2  is (14'8"×9'4") and (16'3"×8') respectively. In this living area we get enough space to place sofa,table and TV stand etc. In this drawing area we get one window.

Bathroom Area of  North Facing  House  

In this 33×44 Sqft house plan, there are one common toilet+bath(6'9"×5') and (6'3"×4'6") in flat no. 1 and flat no. 2. In each  toilet+bath we get one window.

Staircase of North Facing House 

According to vastu one thing to be considered in mind  while planning the staircase is that the stairs  should always rotate in the clockwise direction of the clock,  its reverse is considered  completely wrong according to Vastu.According to vastu stairs should always be in odd numbers like 17,19,21. The size of one stair  should be something like this - the width of the stair - a minimum of 2.5', the stair riser 6" the stair depth (tread) - 11" This is a minimum standard size, you can do more or less according to the size of the plot area. In this we get U-shape staircase of width 3.2 feet each staircase.

In 1452 sq ft house plan, we get staircase(6'8"×10') inside the house towards east-north of ghar ka naksha. We get this staircase beside living area of flat no.1 and flat no. 2. We can place basin and one common toilet bath under staircase.

Dining Area in North facing

In this house plan we get perfect space for dining  area(6'3"×22'9') and (6'×22'9") in flat no. 1 and flat no. 2. Dining rooms have been  designed after living area and beside  kitchen.

In this ghar ka naksha(plan layout) we get 1'6" open space in east ,south and west  direction for proper ventilation of bedrooms,kitchen,toilet bath and living area.
