If you include tiles work, furniture work and painting of wall etc. then its cost may be more than 18 lakh (this cost may differ from area to area).The floor plan is for a compact 2 BHK House in a plot of 20 feet X 40 feet. This floor plan is an ideal plan if you have a East facing property. East facing house is considered appropriate according to vastu.The total building area of this house plan is 800 square feet/88 square meter/90 square gaz/2.9 Marla.

In this blog we are going to discuss (20×40) sq ft or (6.6×13.3) sqm house plans with 2 bedrooms. This blog post is only for information or knowledge purpose or you can say for an idea and I am just trying to give you an idea or clue for house plan or floor plan layout and house plan in 2D and 3D. After all, you have to take the complete decision to build your elegant and stylish modern home.
When planning a house, it is very important to take into account several things to think about when planning a house. Which has priority in our house plans as follows.
Proper Ventilation of House
In any good planning, the first thing that is important when planning a house is to consider the appropriate natural light and ventilation settings so that natural light can enter the house optimally and ventilation can be done properly throughout the house. For this purpose sufficient numbers of windows are provided in this house plans for natural lighting and ventilation.
Maintain Privacy in House
The second and most obvious thing to consider when planning a home is privacy. It is very important to think about privacy in any home planning and this is where you see privacy in this 20×40 Sqft home planning.

The living room or guest room is not directly connected to the bedroom or kitchen, so you won't see any privacy concerns when planning this house.

This house plan of (20×40) sqft or 88 sqm East facing Plot consisting of one storey with 2 bedrooms,two attached toilet bath,drawing room or living room, dining area, kitchen, parking and stair area.
So let's start.
The project of this house resides in a small plot area on the site and is only (20×40) sqft in size. But it has everything for family of 5-6members who can comfortably accommodate in such a attractive and stylish modern elegant home with well ventilation space :

First on the front area of this east facing house we can see parking area with adequate spacing.

Kitchen With Modular Design
When planning any house, it's important to initially decide the proper location of the kitchen, based on Vastu, south-east is the best choice for the kitchen and north-west is the second option. But in small plot area it is not possible to construct house according to complete vastu. Both choices are viewed as right for the kitchen. we simply need to see which choice is better for this small floor plan . In this house plan or floor plan, ghar ka naksha we have given kitchen in the north-west direction of this house plan. East-South direction is best from vastu point of views and north-west direction is next option if we don't get proper space in east-south direction.
In this 800 sqft house plan, The size of the kitchen is 8ft×7ft . Dining area is not included in kitchen area. On the east side of the kitchen, there is dining area and living area with convenient space. In the North out side we get open space (1'6"). In this kitchen we get one door and one window of medium size .
Living Area of Modern House Plan
The living room or drawing area is mostly made for guests and has two types of guests, one that goes into the house and one that doesn't, so I think the living room or sitting room should be at the front entrance of the house. . The living room must come upon entry. There should never be a lounge or hall in the last part of the house. In this modern house we get a living space after parking. People aren't as distracted as we show in this two-dimensional plan of this 800 square meter or 3 gauze house. The dining room is included in the living room.
In this 20 feet by 40 feet house plan,The sizes of the living or hall area is (8'×16') Square feet. In this living area we get enough space to place sofa,table and TV stand etc. In this drawing area we get one window towards verandah.
Toilet and Bath Area of 20×40 House
In this 20×40 Sqft house plan, there are two attached toilet+bath(7'×4') in bedroom 1 in bedroom 2. In this toilet+bath we get one window towards south direction .
Staircase of East Facing House
According to vastu one thing to be considered in mind while planning the staircase is that the stairs should always rotate in the clockwise direction of the clock, its reverse is considered completely wrong according to Vastu.According to vastu stairs should always be in odd numbers like 17,19,21. The size of one stair should be something like this - the width of the stair - a minimum of 2.5', the stair riser 6" the stair depth (tread) - 11" This is a minimum standard size, you can do more or less according to the size of the plot area. In this we get L shape stair case of width 2feet 9 inch.
In this 800 sq ft house plan, we get staircase(10'×6') outside the house towards east south direction beside parking area and bedroom 1.

Bedrooms of Standard Size
In this 6.6 meter by 13.3 meter 2bhk one story house plan, the size of bedroom 1 is (10'×11')and bedroom 2 is (10'×11'). We get one window in each bedroom .
Parking in Front Area
In this house plan we get perfect space for parking area in front of house design. In parking (8'×13'9") we can easily place one small car. This open parking area design make house faced very attractive.
In this ghar ka naksha(plan layout) we get 1'6" open space in South and north direction for proper ventilation of bedrooms,kitchen and living area.
